Live Financials Guide

Below is a guide on accessing live financials via the Stratafy Owners Portal. 

Stay informed of your strata property's finances with real-time updates at your fingertips. This information is available for the Council of Owners of your scheme. 

If you don't have access please reach out to your strata manager. 
 

  1. Log in to your user portal via https://portal.stratafyconnect.com/
     
  2.  Once logged in you will be directed to your home page. Click Documents 


     
  3.  Click live financials located in the top right corner 


     
  4. Here you'll be able to view a snapshot of your live financials 




     
  5. Scroll down the page and you'll be able to view financial documents by clicking on the title of the document you would like to view. 


     
  6.  You can either view the live document online, or click the button in the top right corner to download a pdf copy of your financials.
     




Live Financials Disclaimer (Sourced from Stratafy) 

  • Cash at bank admin, capital works, unallocated as calculated as of 9 pm the previous day from the balance sheet general ledgers. Please note bank files are only updated from Tuesday to Saturday.
  • The bank balance is from the bank feed, this may not always align with the cash at bank admin, capital works and unallocated split depending on when the last bank balance file was uploaded.
  • These financials only show your current active financial year, for prior year financials please request this from your manager to save into the documents folder as a pdf.
  • Sub-budget / group budget filters cannot be done on this version of live financials you will need to request that from your manager, these will only show consolidated financials
  • Statement of financial performance is also known as your income statement
  • Statement of financial position is also known as your balance sheet
  • Levy positions report shows you the position of each lot broken down by fund.
  • Detailed revenue will reflect the same as the revenue broken down on the income statement
  • Detailed expenses will reflect the same as the expenses are broken down on the income statement
  • The arrears report shows all lot balances collectively. Please note if you have made a payment recently please allow time for your managers to allocate this to your account if you have not used the correct reference number. If you have used a correct reference number please allow 48-72 hours for this to clear and reconcile against your account.
  • Outstanding creditor invoices are invoices entered into the accounting system yet to be paid.
  • All reports can only be downloaded in a pdf format
  • All reports except the arrears report can be filtered back. Filtering back past the financial year start date will results in incorrect financials displaying. Please refer to point 3 for prior year financials
